CoastPro is a veteran-owned business working out of Jacksonville's west side. Florida is hard on exteriors. The humidity keeps algae, mildew and that black roof streaking coming back year after year, and most of what people write off as a worn-out driveway or a tired roof is just organic growth sitting on top of a perfectly good surface. We soft wash where pressure would do damage, use pressure where it belongs, tell you which one your job needs and why, and give you the number before we start. That's the whole pitch.

A standard driveway is $89 and a house soft wash runs $199 to $349. Sidewalks are $30 to $60, patios $75 to $150, pool decks $125 to $250, gutter brightening $75 to $175, and roof soft washing starts at $399. Fences are priced per linear foot: $1.50 to $2.25 for vinyl, $2.00 to $3.00 for wood. Those are starting prices. The final number depends on size, condition and access, and you get it in writing before any work begins.
Soft washing uses a cleaning solution at low pressure to kill algae and mildew at the root. Pressure washing uses high-pressure water to blast dirt off a hard surface. Roofs, siding, painted wood and screened enclosures get soft washed, because high pressure damages them: it strips shingle granules, forces water behind siding and raises the grain on wood. Concrete driveways, sidewalks and patios get pressure washed with a rotary surface cleaner. We will tell you which one your job needs and why.

No. As long as we can get to the areas being cleaned and there is an outdoor water spigot, you do not need to be there. Plenty of our customers are at work when we come out. We will confirm the details with you beforehand and let you know when we are done.
Not when it is done properly. Roofs and siding are soft washed at low pressure specifically to avoid the damage high pressure causes. Plants and landscaping get covered before we start and rinsed down afterwards. The damage people worry about is real, but it comes from using high pressure on surfaces that cannot take it, which is exactly the thing we are careful not to do.
Most Jacksonville homes want concrete and siding done once a year, and roofs every two to three years. Florida humidity means algae and mildew come back on a predictable cycle, and shaded or north-facing surfaces come back faster. Beachside properties usually want a shorter interval because of the salt. If your last clean was more than about eighteen months ago, you will see a dramatic difference.
